The median bank valuation for housing in July stood at 1,525 euros per square meter, marking an increase of seven euros from June and a 7.6% rise year-on-year.

According to the INE, approximately 25,000 bank valuations were conducted during the period, reflecting an 8.1% growth compared to the previous period, while year-on-year there was a decrease of 13.1%.

All regions of the country witnessed increases compared to the previous month, except for the Azores (-0.1%). The most substantial surge was observed in Madeira (3.3%).

In comparison to the previous July, the median valuation value increased by 7.6%. The most significant variation was seen in the Madeira region (20.5%), and the smallest in the North (6.7%).

During the review month, the median bank valuation for apartments reached 1,698 euros per square meter, indicating a 7.8% growth compared to July 2022.

The Algarve (2,187 euros/m2) and Área Metropolitana de Lisboa (2,048 euros/m2) reported the highest values, while the Alentejo had the lowest value (1,115 euros/m2). The Madeira region displayed the most significant growth (27.3%), with the North experiencing the smallest (7.4%).

The median valuation for T2 apartments (two bedrooms) decreased by four euros to 1,723 euros/m2, while T3 increased by six euros to 1,498 euros/m2.

For July 2023, the median bank valuation of houses reached 1,184 euros/m2, signifying a 4.9% rise compared to the same month the previous year.
