The Mayor of London, Sadiq Khan, has today announced that he has selected Catalyst Housing Limited as his development partner for a major redevelopment of the St Ann’s Hospital site in
Tottenham.
Catalyst’s plans for the site involve building 934 homes, with 50 of these affordable homes set aside for community-led housing, enabling local people to own some of the homes and making St Ann’s one of the largest community-led housing schemes in London. A search for the community organisation to take on these homes will be launched early in the new year.
The remaining affordable homes will be 60 per cent London Affordable Rent, 20 per cent London Shared Ownership and 20 per cent London Living Rent. Catalyst will offer Haringey Council the opportunity of purchasing half of the homes at London Affordable Rent for their housing portfolio. There will be key worker housing for NHS staff, with the Barnet, Enfield and Haringey Mental Health Trust able to make use of 22 London Living Rent homes for 10 years to ensure staff can be housed locally.
The new homes - ranging from family town houses to apartment blocks - will be designed to the highest standards by award-winning Karakusevic Carson Architects and 6a architects. All homes will meet or exceed London Housing Design Guide space standards and will be highly sustainable and energy efficient, with the highest levels of building safety, including sprinklers in all flats.
Green space will be central to the development. The scheme includes 10,000m2 of new and existing tree cover, and the existing Peace Garden is being tripled in size. New playground space will also be created. Heritage assets, including St Ann’s Victorian water tower, will be preserved. There will also be improvements to pedestrian and cycling infrastructure along St Ann’s Road to improve access across the site, including to Chestnuts Park.
Engaging and empowering the existing local community has been a cornerstone of the Mayor’s and Catalyst’s plans for St Ann’s. Catalyst will be working closely with local people, community groups and other stakeholders to develop their plans. A dedicated St Ann’s Social Investment Fund will be established, overseen by residents and people living locally, and long-term community space will be made available on the site. Local residents will be prioritised for all the homes on the site, and Catalyst will provide initiatives to help local people get on the housing market, such as a deposit match scheme.
